Can you hold a place before I apply?

Application(s) must be received with the security deposit in order to hold a unit. Funds will not be deposited until application is approved.

Do I pay first month’s rent and last month’s rent with my security deposit?

No. Per the Residential Lease Agreement, Paragraph 7: “Tenant(s) shall not apply the Security Deposit to, or in lieu of, rent.

How do I pay rent?

Rent can be paid through erentpayment.com, or by mailing to 3100 N 14th St Bismarck, ND 58503. Rent must be post-marked by the 1st, or scheduled online by the 1st. Payments made online take a minimum four days to process between your bank and ours.

How old do you have to be to apply?

You must be 18 years of age or older to apply for one of our rental units.

I want to get a pet. What do I do?

Discuss with your Landlord to see what options you may have. Some units are completely pet free, and some are open to pets, with restrictions. Please let us know your pet(s) breed(s) and age(s), when inquiring to help match you to a property that fits your families needs.

I want to move out, but my roommate wants to stay. What do I do?

You and your Roommate would have to be in full agreement for the roommate to take over the lease, and in turn, they choose to sign a new lease in their name. You would then also need to sign an Addendum noting any change.

Is the deposit refundable?

As long as conditions stated in the Lease are met, portions or all can be refundable.

My lease expiration is coming and I want to move out. What do I do?

Written notification must be received 30 days prior to the Lease Expiration. In the notification, you must clearly state your intentions for the Lease End Date and fulfill any Lease Requirements prior to move out. An exit walk through with your Landlord or Agent must also be completed and signed off by all parties.

Who is responsible for paying for repairs & maintenance requests?

Please refer to Paragraph 23 of your Residential Lease Agreement.

Who needs a cosigner?

Any applicants with poor, or no credit, or poor/no prior rental history.
